All our properties have access to the following utilities:
Water - each plot has access to its own water well located at the plot boundary. Please refer to the respective plot map for further information.
Sewerage - each plot has access to a 10m3 drainless tank (soakaway) provided by Oak Gardens. Monitoring of the tanks is provided so that the owner does not have to take care of it himself. The whole project is planned in such a way that the site will be connected to the municipal sewage system in the future.
Fibre optic - each plot has the possibility of a fibre optic connection (high-speed internet, radio, TV), the connection requires a separate contract with the company E-CHO.
Electricity - each plot already has an electricity box installed; connection to the electricity grid requires a contract between the new owner and the company ENEA.
Gas - for each plot there is the possibility of a gas connection, for which a contract must be concluded with the company PGNIG.
All our plots already have, or are in the planning stage, access to all utilities.
The plots have a paved access road. The road was made between 2022 and 2023. The new owner must take care of the exit from the road.
Good top soil. You can use your garden as a lawn, shrubbery or even as a herb garden.

The owner of the plots is Oak Partners Group, represented by Mr Werner Gass.
The plots are located about 6 metres above the surface of Lake Radun. They are not located in a floodplain.
OAK GARDENS are fully buildable plots of land. You can build a holiday home here as well as a year-round single-family home. Multi-family and terraced houses can be built on some plots. Detailed parameters of the plots can be found on the individual plot sheets.
If a plot of land is located in an archaeological protection area, this usually means that the owner has to attach an archaeological survey document to the construction notification.
In normal situations, the owner should contact an archaeologist, hire his/her office to carry out the relevant research and report to the relevant authority.
In our case, we have already carried out the relevant research and the documents will be handed over during the signing of the deed. This means that there is no need for another survey.
There are no particular restrictions in this connection.
Yes, all our plots have direct access to the lake. It is possible to build your own bridge.
That's right. Our plots have access to high-speed internet, radio, TV and other services via optical fibre. Every buyer can connect their home to high-speed internet precisely via fibre optic. This is the FTTH (Fiber To The Home) service from E-CHO.
In our opinion, the price is too attractive for further negotiation
Reservation requires the signing of a reservation contract and the payment of 10% of the plot price. The two parties agree on a date to sign the contract at the notary and the remaining 90% balance must be paid on the due date so the ownership can be transferred.
Provided the final contract has not been signed with the Notary then there are no consequences except that the original 10% deposit will be forfeited and cannot be refunded.
If the buyer decides to withdraw from the contract before conclusion then the 10% deposit will be lost. No other consequences.

As the OAK GARDENS area has a mandatory Land Use Plan, this means that any building that meets the plan can be built.
We have listed some of the provisions below:
The development ratio is 40%, which means that a building of up to 400 m2 can be built on a 1000 m2 plot.
The construction of an underground car park or basement is permitted.
The maximum height of the building is 12 m.
Flat roofs are allowed, but also roofs with a pitch of up to 45°.

In the notarial deed, we make a provision for the new owner to contact our architect: Łukasz Traczyk (BOA Architekci) before the construction begins. We are trying to ensure that the OAK GARDENS estate has a coherent architecture and common archaeological elements.
No we don‘t build houses.
Once you have a finished house design and have obtained a building permit, the construction time should not exceed 8 months. Work closely with the architect and builder of your choice in advance.
Renting your own home does not generate any costs for OAK GARDENS.
This means that OAK GARDENS is not interested in charging any fees. All of it goes to the homeowner. Also the expenses involved.
In Poland you pay VAT and local taxes, but these are moderate.
